Your stain points somewhere else

Water runs along the deck before it drops, so the stain is rarely right under the hole. These are the spots I check first.

Where a commercial roof leak shows inside, where it is getting in on the roof, and the repair it gets
Where it shows inside Where it's getting in What I do
Along an exterior wall Parapet wall flashing Top source in Queens Re-flash the base, seal the coping
Under or near a rooftop unit HVAC curb or other penetrations Re-flash the curb or boot
Mid-ceiling, days after rain Ponding water, seam separation Reweld or re-tape the seam
Near a column or interior drain Roof drain Clear it, re-flash the bowl
At the wall by a scupper Scupper and its flashing Re-flash and seal it to the membrane

Flashing is my specialty. The parapet and curb rows lead into commercial flashing repair.

Membrane repairs

The repair your membrane takes: TPO, EPDM, modified bitumen, built-up

The best material to stop a leak is whatever is already on your roof. Caulk from a tube buys a week.

  • TPO

Hot-air welded TPO patch, with loose seams rewelded.

  • EPDM

Seams primed and closed with tape, then a bonded EPDM patch.

  • Modified bitumen

Torched or self-adhered SBS patch, then the flashing around it redone.

  • Built-up roof

Bad plies cut out and rebuilt, with coating where it fits.

After the repair, preventive maintenance and drain clearing keeps the next leak from starting.

Leak detection

How I find the source before patching anything

I start inside, where the water is, and work up. Patching the first open seam I see just wastes your money.

  1. I trace the active leak from your ceiling up to the roof above it.
  2. Moisture survey of the membrane around it.
  3. Drains, scuppers and flashing get checked, with photos of what I find.

I plan the work around your business hours.

If water's coming in now, same-day emergency tarping goes on first.

FAQ

Before you book the repair

I find the real entry point, repair it to match your membrane and re-flash whatever is failing around it. Sealant over a guess fails in the next storm.

Yes. My crew tarps or temporarily seals it first, and then we schedule the permanent repair.

The estimate is free. Price depends on the membrane, the source and how much insulation is wet. You can see what a leak repair typically costs before you call.
